Port Zayed provides total storage facilities for customers to plan and execute their regional distribution strategies using the storage complex as a base for operation. These facilities are in an area adjacent to the terminal and were developed in the mid 1980's for the purpose of activating the cargo throughput and to encourage businessmen to avail of the world-class facilities offered by Port Zayed. The storage facilities allow for rapid response to market and consumer demands, at the same time enabling traders to keep overheads at competitive levels and shipping cost to a minimum. When businessmen needing specific storage or office facilities inform Port Zayed, they are provided with tailor-made warehouses or additional services. The plots adjacent to the terminal area of various sizes such as 50 ft x 200 ft, 100 ft x 200 ft, and 200 ft x 200 ft. These plots are leased for 15 years and are renewable. Construction on the plots is in the account of the leased tenant as per specifications provided by the Abu Dhabi Seaport Authority in conjunction with the Municipality. Special facilities where the wholesale merchants can display their wares, such as carpets and building material, are also offered by the Port. The warehouse operations have been completely computerized, so that customers can have access to the cargo data which is useful for short term as well as long term planning, especially in times of fluctuating market demand. The vast area inside and outside the warehouse allow fast and efficient stripping and stacking of goods. Scientific and carefully planned lighting and ventilation ensures guaranteed safety of goods. The utilisation fees charged are nominal as an incentive to the customers to increase their competitiveness and profitability. The various open and covered godowns and their specifications are given below. Over and above these facilities, plenty of space is available for breakbulk cargoe, timber, building material, machinery and vehicles. A unique facility for customers is the allotment of land on affordable lease within the port area to build their own godown facilities. Companies seeking a distribution base to serve the region's market will find it hard to turn down the tailor-made warehousing and other facilities offered by Port Zayed. Pilotage A team of professionals ensures that all vessels are piloted with total safety into and out of the Port The Pilotage Department is alert 24 hours a day to control traffic along the 12 NM, 13 metre deep navigation channel, which is clearly demarcated by buoys using VHF channels(16 & 67) plus many other channels upon contact on channel 16. All vessels entering Port Zayed and other ports and channels run by Abu Dhabi Sea Port Authority are piloted by professionals with many years of experience. International standards are strictly followed in the techniques and procedures relating to ship pilotage and control. The men manning the pilot vessels are carefully selected and thoroughly trained both in-house as well as abroad. The department is fully computerized and this facilitates swift monitoring of information such as a ship's ETA, draft, nationality and cargo. It also registers information as to which berth it will use and its next port of call. The communication system is highly advanced, enabling the department to offer smooth and uninterrupted service in all areas of its operations. Provision of fresh water and garbage drums is one of the services offered by the department to vessels calling at the Port. The department maintains a highly organized marine workshop, equipped with sophisticated machinery and tools which are manned by experienced technicians, for the maintenance of all marine units operating in the Port. The work is carried out according to a planned maintenance schedule which ensures the safety of marine craft and guarantees timely execution of work. A sand-blasting workshop for the regular maintenance of marine lights Iocated in the marine channels and remote islands has also been established in close co-ordination with the rest of the Port. The Pilotage Department constantly looks for ways to upgrade its facilities and improve its services. Port Marine Crafts, Their Configuration and Services One tug of 3000 hp to pilot the very large vessels into and out of the Port. Two tugs of 2400 hp each to pilot larger vessels into and out of the Port. Two tugs of1200 hp each to pilot smaller vessels into and out of the Port. Two tugs for handling and maintaining buoys in the channels as well as Abu Dhabi islands. Three pilot boats. Anti Pollution Vessels are equipped with 50 ton floating facilities. Two speed boats. Two mooring boats. All tugs are equipped with fire fighting system. General Cargo Operations The low handling rates and other benefits available at Port Zayed are amongst the most attractive in the region for general cargo operations. Users of the general cargo facilities at Port Zayed can take advantage of the Port's highly competitive handling charges. The charges are the lowest in the region and are negotiable for regular port users. The low tariff is only one of the many benefits offered by the innovative Port. The quality of the facilities and the efficiency of service are also important reasons for the increasing volume of general cargo handled at the Port. Another important factor in the Port's overall success, as cited by satisfied customers, is that red tape is kept to a minimum, a great relief in a world where customers usually have to go through a maze of bureaucratic hurdles in many government organizations. The Port has 13 general cargo berths with a total quay length of 3,38O meters and a depth of 13 to 15 meters alongside the quay. The facilities for cargo storage are excellent - the paved storage space has an area of over a million sq. meters, while warehouses and sheds cover an area of 138,230 sq. meters. The extensive Cold Store facility has a number of climate-controlled rooms with temperatures ranging from +15 C to -40 C. A new multi-compartment cold store for frozen and chilled goods is expected to be operational by the end of 1998. Other facilities include space for break bulk cargoe, timber, machinery, vehicles and building material; a 60,000 tonne grain silo; bunkering services by barges; and a 5250 square meter shed for sea-air cargo. Discharged goods have the benefit of free storage for 30 days, instead of the usual 10 to 20 days elsewhere. Other benefits include negotiable rates for large users, computerized warehouse operations, and a highly skilled work force available 24 hours of the day. While the project cargo is mostly for the oil, gas and oil-related industries, other commercial cargoe comprise steel, plywood, cars, construction equipment and steel pipes. The main foodstuff imported are grain, barley, soya bean meal and rice. A large quantity of livestock also passes through Port Zayed. General cargo handling is carried out round the clock, and is done by a variety of cranes, forklifts, trailers, tractors and upto 100 tonne capacity mobile tower cranes. The specialized job of loading, off-loading, handling and delivery is systematically carried out under the supervision of the Traffic Department which is otherwise known as the General Cargo Department. It looks after the maintenance, repair and replacement of the equipment necessary for these operations, and also provides the personnel to man the machines and equipment. The stevedoring work is contracted out to a professionally managed stevedoring company which takes care of loading, off-loading and cargo handling operations. The handling equipment and their highly skilled operators are provided by the Port Authority. The contractors manage a well trained labour force which accomplishes all operations smoothly, utilizing the equipment and operators provided by the Traffic Department. The efficiency of this system ensures speedy movement of material for both the consignor and the consignee. The flexible handling procedures with many options are commercially attractive and have been the praise of the business community. Thus ships which call at Port Zayed have one of the quickest turn-arounds in the region. The impressive increase in the amount of cargo handled each year at Port Zayed stands as a strong testimony of the Port keeping its pledge to provide the test facilities and services to all general cargo users. Amongst the best reasons for the Port's growing business is its flexible approach to business in order to accommodate as far as possible the customer varied needs. This coupled with the Port's determination to acquire the latest cargo handling equipment, and its exceptionally high standard of facilities and services provided to general cargo operations, guarantees that the Port will continue to handle ever increasing volumes of cargo in the coming years. When Port Zayed's extensive cold store complex was commissioned in 1994, it was a landmark in the development of the infrastructural facilities of the Port. Since then, this highly sophisticated facility has proved to be an immense help to the importers and exporters of cold and chilled cargo in the region. Located behind no. 17 berth in the transit area, the cold store's dimensions are 143 x 65 metres, with an area of 2795 sq. m. and a height of 8 metres. The complex consists of 24 individually temperature controlled rooms with a total storage capacity of 5000 tons. The walls, roofs, ceilings and doors of the store are all fabricated in moulded double walled plasticol and coated with P.V.C The double walls are fitted with a 15 cm thick layer of polyurethane, serving as a perfect insulating medium. All doors of the cold rooms are fitted with special air curtains consisting of vertical plastic blinds that effectively maintain the required temperature. Handling of Material Mechanized material handling and stacking techniques are employed in the cold store. The goods are first packed in cardboard cartons and then stacked on platforms of one ton capacity and a height of 1.7 m. These platforms are fitted with steel frames and have uniform measurements. The stacks are then raised by using electric fork lifts and transferred to their positions inside the cold store. A gap is maintained between the stack for the free movement of the fork lifts.
